Direct bookings on the website

When you book on the website.

• Data: first name, last name, email, phone number, country, dates of stay, number of guests, chosen rate and any notes.
• Purpose: to manage your booking, send you the payment link and messages about your stay, and to meet legal obligations (reporting guests to the Italian State Police through Alloggiati Web, tourist tax, tax and accounting obligations).
• Legal basis: performance of the contract and pre-contractual measures (Art. 6.1.b GDPR); legal obligations (Art. 6.1.c GDPR).
• Payments: handled by Nexi Payments S.p.A. through a secure payment page. Card details are processed exclusively by Nexi and are not stored by the property.
• Retention: for as long as needed to manage the booking and the stay, and then for the periods required by law (up to 10 years for tax and accounting records).

Information requests

When you email or call us.

• Data: what you share with us (for example name, contact details, dates and message).
• Purpose: to reply to your request.
• Legal basis: pre-contractual measures taken at your request (Art. 6.1.b GDPR). No consent is required.
• Retention: 24 months from the last contact if the request does not turn into a booking.

Visit statistics

We use Google Analytics 4 to understand, in aggregate form, how the website is used.

• Only with your consent, given through the cookie banner (Art. 6.1.a GDPR). Without consent, Google Analytics is not activated.
• Data: online identifiers, device and browser information, pages visited and visit duration.
• Provider: Google Ireland Ltd. Data may be transferred to the United States under the EU-US Data Privacy Framework.
• Retention: up to 14 months.
• You can withdraw your consent at any time via the “Cookie preferences” link at the bottom of every page.

Technical browsing data

• The servers hosting the website record some technical data (for example IP address, date and time, page requested) needed for security and proper operation.
• Legal basis: legitimate interest of the controller (Art. 6.1.f GDPR).
• Retention: for the limited period set by the hosting provider.

Providing the requested data is optional, but without it we cannot manage your booking or reply to your request.

Who receives the data

• Aruba S.p.A. (website hosting, Italy), as data processor.
• Google Ireland Ltd (statistics, only with your consent).
• Nexi Payments S.p.A., for payment processing, as an independent controller.
• Our email service provider.
• The competent authorities, where required by law (for example the State Police through Alloggiati Web, the municipality for the tourist tax).
• People authorised by the controller to handle requests.

Your data is never published or sold.

Your rights

• You can request access to your data, rectification, erasure, restriction, portability, object to processing and withdraw any consent given (Arts. 15–22 GDPR).

• You also have the right to lodge a complaint with the Italian Data Protection Authority (garanteprivacy.it).

Automated decisions

We do not carry out profiling or decisions based solely on automated processing.
